Is it an emergency?
If the tank is actively leaking — water pooling at the base, dripping from the seam or a fitting that won't stop — that won't wait. Shut off the cold-water supply to the tank and the power or gas, then go straight to emergency plumbing services. A leaking tank never heals itself; the only question is whether it drips for a day or fails catastrophically while you're at work. A tankless unit displaying a lockout error code and shutting down your hot water entirely is the same category.
Repair: when the unit is sound but a part failed
Most "no hot water" calls are repair jobs, not replacements. A pilot that won't stay lit is usually a thermocouple. Hot water that runs out halfway through a shower is often an element or thermostat on an electric tank. Rumbling and slow recovery are sediment, fixable with a flush. Rusty or cloudy water can be anode rod depletion. Replace: when repair stops making sense
Replacement becomes the honest recommendation in a few situations: a tank leaking from the body (no repair exists for that), a unit past its service life that's now on its third failure in a year, or a household whose needs have outgrown an undersized unit. Tank or tankless?
The tradeoff in a Manhattan apartment is real and worth thinking about before you're forced into a decision by a failure. Tankless units free up space and never run out, but they need adequate gas supply and a venting route — and in older buildings a tankless retrofit sometimes requires gas-line or venting upgrades that change the economics. What if your building supplies hot water centrally?
